Water that will not balance
High stabilizer, high calcium and high dissolved solids that keep chlorine from working and keep scale forming. Fresh water resets all three.

When years of hard water and chlorine tabs make the water impossible to balance, or stains have set into the plaster, a fresh start is the fix. We drain, clean, refill and start the pool up properly.
Pool water in Tucson does not stay the same water. The sun and dry air evaporate a lot of it, and every top off from the hose brings in more of Tucson's hard water. The water leaves, the minerals stay. Over a few years calcium climbs, total dissolved solids climb, and if the pool has been run on chlorine tabs, stabilizer climbs too, until chlorine barely works and scale keeps forming on the tile and in the equipment.
At that point no amount of chemicals will fix it, because the problem is what is already in the water. The fix is to drain it and start again with fresh water. That is a drain and refill, and for many Tucson pools it is normal maintenance every few years rather than a repair.
An acid wash is a separate step that can be done while the pool is empty. It strips a thin layer off the surface of existing plaster to remove stains and scale. It is useful, but it is not gentle, it is not right for every surface, and it is not a substitute for resurfacing. We look at the surface first and tell you whether an acid wash will help, whether a gentler cleaning is better, or whether the plaster is worn enough that it needs resurfacing, which is work we do not do.
High stabilizer, high calcium and high dissolved solids that keep chlorine from working and keep scale forming. Fresh water resets all three.
Organic stains from leaves and pods, and mineral scale from hard water, removed from existing plaster by an acid wash where the surface can take it.
A pool left stagnant in a vacant house, or one so far gone after a storm that draining is faster and cheaper than treating.
We test the water to confirm a drain is the right fix, and look over the surface to decide between an acid wash, a gentler cleaning, or neither.
The pool drained with a submersible pump, with the water discharged the way local rules require for your property. Where and how pool water can be discharged is regulated locally, and we follow the rules for your jurisdiction.
On plaster that can take it, a controlled acid wash, worked section by section and neutralized afterward. Tile line scale removed while the pool is empty.
The pool refilled, the equipment restarted, and the water balanced from scratch, with extra attention in the first weeks while new plaster surfaces settle and fresh water comes into range.

We test the water and look at the surface, then recommend a drain and refill, an acid wash, both, or neither, with the reason.
Spring and fall are best. Draining in the summer heat exposes the surface to harsh sun, and we avoid leaving a pool empty longer than it has to be.
The pool drained with the discharge handled the way your jurisdiction requires.
The surface cleaned or acid washed as agreed, and the tile line descaled while it is dry.
Fresh water added, with the equipment off until the level is safe for the skimmer and pump.
The water balanced from fresh, sanitizer brought up, and the pool checked over the following weeks.
We do not drain a pool that does not need it. If your water can be balanced, we will tell you, and save you the refill.
We do not acid wash a surface that cannot take it. Every acid wash removes a little plaster. On thin, worn or older surfaces, that can do more harm than good. We look first and recommend the gentler option when it fits, and we say plainly when the surface is past cleaning.
And we treat the refill as a start-up, not an afterthought. Fresh water in Tucson still needs to be balanced carefully, and the first few weeks after a refill set the tone for the next few years.
Tell us what you are seeing. We will test the water, look at the surface and tell you whether a drain, a wash, or neither is the right call.
The price depends on the size of the pool, whether it is a drain and refill only or a drain with an acid wash, how much scale and staining there is, and the cost of the water to refill it. We quote a single written price after looking at the pool.
Not a true acid wash, which is done on a dry, empty surface. Some stains and scale can be treated with the water in, using stain treatments and careful pH control, and waterline scale on tile can often be removed without draining. A full acid wash needs the pool empty.
Only a limited number of times over the life of a plaster surface, because each wash removes a thin layer. Many pools only take a few before the surface becomes rough or thin. That is why we look at the surface first and use the gentlest method that will do the job.
Done badly or too often, yes. Acid removes plaster, and on a thin or worn surface it can expose rough patches or leave the finish blotchy. Done carefully on a surface that can take it, it removes stains and scale without harm. It is not right for every pool, and it is not safe for some surfaces at all.
It is possible, but it is not a job to learn on. It involves strong acid, fumes, protective gear, neutralizing the residue and disposing of it correctly, and it is easy to etch the plaster or burn the surface. A mistake can cost more than the job. Most owners are better off having it done.
The draining is usually the longest part and depends on the size of the pool and the pump. The wash itself is typically a day's work for an average residential pool, followed by the refill and start-up. We give you the expected timeline before we start.
We drain, clean and refill pools across Tucson, Oro Valley, Marana, Catalina Foothills, Vail, Sahuarita, Green Valley, SaddleBrooke, Casas Adobes and Rita Ranch.
Every area we coverThe white crust on the waterline tile removed without scratching the tile, then kept from coming back with better water balance.
Green, cloudy or black pools brought back after a monsoon, a vacancy or a missed month, with an honest call on when a drain is the better fix.
The same technician on the same day every week: skimming, brushing, vacuuming, baskets emptied, water tested and balanced for Tucson hard water.
Heaters, heat pumps, salt cells, timers, automation, valves and plumbing at the pad, repaired or replaced and set up to run efficiently.
